Job Summary

A highly skilled specialist will contribute to the development of new concepts and techniques, consistently working on complex assignments requiring independent action. Focus is on complex tasks requiring highly skilled and independent judgment, while contributing to the development of new concepts and techniques for standard operating procedures.

Responsibilities

  • Perform highly skilled preventative and corrective maintenance on-site to critical facility systems.
  • Perform highly skilled maintenance repairs, corrective maintenance, and complex installations.
  • Resolve advanced incidents and develop new procedures and techniques to support the overall team.
  • Monitor the Building Monitoring System (BMS) and resolve alarms for complex assignments requiring independent action and a high degree of initiative to resolve.
  • Lead and coordinate critical infrastructure operations.
  • Implement energy efficiency measures and identify areas of opportunities.
  • Inspect operation and maintenance of plumbing, fire suppression, and life-safety systems.
  • Consistently work on complex assignments requiring independent action and a high degree of initiative to resolve issues.
  • Develop project scope with management for life-cycle maintenance/end of life infrastructure projects and critical replacements.

Vendor Support

  • Facilitate selection of vendors for outsourced maintenance activities.
  • Direct vendors on highly skilled tasks to ensure that maintenance activities are carried out per standards and requirements.
  • Create scripts for maintenance and submit.
  • Track and implement the work approval process for critical service providers (including briefing at the start of work, control of work during the day workday/shift, final review of the work carried out).
  • Inspect implementation changes/updates to technical files for plants and equipment (in cooperation with vendor and the supervisor's) ensuring builds are up to date.

Site Administration & Incident Support

  • Complete complex site logs and data gathering for issuing of permits, such as Maintenance Operation Protocol (MOPs) and scripts.
  • Identify and escalate process discrepancies to higher management.
  • Identify Single Points of Failure (SPOFs) and make recommendations for new procedures.
  • Act as a support team lead for operating processes and procedures; support the team on adherence.
  • Support the on-site staff during critical incidents.
  • Respond to all on-site incidents, including major failures, significant problems, and delays.
  • Assist with RCA (Root Cause Analysis).
  • Assist management with maintaining technical documents.

Work Orders & Additional Projects

  • Complete highly skilled work requests and circuit installations.
  • Coordinate more advanced troubleshooting and maintenance of office equipment (if necessary); support auxiliary equipment and machines with problem solving and repairs to avoid/minimize downtime.
  • Makes moderate changes to mechanical, electrical, and specialized systems, as directed.
  • Perform capacity management reviews.
  • Lead infrastructure project activities.

Collaboration

  • Collaborate with others to resolve highly difficult facility incidents; identify and understand underlying issues.
  • Act as a support team lead when identifying component level faults and provide recommendations for new procedures.
  • Utilize resources outside of the department, as necessary.
  • Plan inventory needs to maintain optimal stock levels of critical parts and equipment.
  • May act as an escalation point for processes relating to maintaining inventory.
  • Advise other team members on repairs and preventative maintenance.
  • Act as a support team lead on implementing highly skilled, complex projects.

Requirements

  • Bachelor Degree or above in Electrical & Mechanical, Building Services Engineering, Facilities Management, or related disciplines.
  • Experience in the facility management field or critical facility design.
  • Good communication skills in both Chinese and English.
