Job Description:

We are seeking a highly motivated and experienced Senior Leasing Officer to join our team at King Deux Search & Consulting.

About the Role:

The ideal candidate will have a solid background in commercial leasing, with a strong understanding of local market dynamics, real estate regulations, and leasing practices in Hong Kong and China.

Key Responsibilities:

  • Lease Management
    • Develop and implement leasing strategies to maximize occupancy and rental income for commercial properties.
    • Conduct market research and analysis to identify potential tenants and leasing opportunities.
    • Negotiate lease terms, conditions, and rental rates with prospective tenants.
    • Prepare and review lease agreements, ensuring compliance with legal and company requirements.
    • Monitor lease expirations, renewals, and terminations, and take appropriate actions to maintain high occupancy rates.
  • Tenant Relationship Management
    • Build and maintain strong relationships with tenants, addressing their needs and concerns.
    • Respond promptly to tenant inquiries, requests, and complaints, ensuring excellent customer service.
    • Coordinate with internal teams, such as property management, legal, and finance, to resolve tenant-related issues.
    • Conduct regular tenant meetings and provide updates on property-related matters.
  • Market Analysis and Reporting
    • Stay updated on market trends, competitor activities, and industry developments.
    • Analyze market conditions and recommend adjustments to leasing strategies to stay competitive.
    • Prepare regular leasing reports, including occupancy rates, rental income, and market insights, for management review.
  • Collaboration and Teamwork
    • Collaborate with the leasing team and other departments to achieve leasing objectives and business goals.
    • Provide guidance and support to junior leasing officers, sharing knowledge and best practices.
    • Participate in team meetings, training programs, and professional development activities.
    Qualifications and Requirements:

To be successful in this role, you will need:

  • A Bachelor's degree in Real Estate, Business Administration, or a related field.
  • At least 3 years of solid experience in commercial and property leasing, legal documents, and property management.
  • Excellent communication and negotiation skills, with the ability to build and maintain relationships with tenants and stakeholders.
  • Sound analytical and problem-solving abilities, with a data-driven approach to decision-making.
  • Proficiency in both English and Mandarin, both written and spoken.
Salary and Benefits:

We offer a competitive salary range of HKD 120,000 - 180,000 per annum, depending on experience. Additionally, you will receive benefits such as health insurance, retirement plan, and career development opportunities.
