Key Responsibilities:

Reporting to the Chief Operating Officer and Head of Leasing, the successful candidate will lead the leasing team to develop and implement a comprehensive leasing strategy that aligns with the vision and mission of Hong Kong Cyberport Management.

Key responsibilities include:

  • Ensuring the leasing process, procedures, standards, and guidelines are properly established, governed, and compliant with relevant ordinances and regulations.
  • Sourcing new retail, office, and smart space tenants and providing professional real estate management services to support their needs.
  • Overseeing the entire leasing process, from negotiating rental prices to reviewing agreements, handovers, tenant fit-out works, reinstatements, and daily operations.
  • Preparing and monitoring leasing control parameters, such as income receivable, vacancy, and rental trends.
  • Maintaining strong relationships with existing tenants to maximize lease renewal rates.
  • Collaborating with the Facilities Management Team on new lettings and tenancy renewals.
  • Preparing approval papers and providing recommendations and presentation materials/reports for management.
  • Exploring opportunities for collaboration between tenants and start-ups, and following up with various departments or external business partners accordingly.
  • Coordinating projects related to Arcade tenants, digitizing the Arcade, Smart Living, and Energy Saving initiatives.
Requirements:

The ideal candidate will possess:

  • A degree in facility management, real estate, surveying, or a business-related discipline, with professional qualifications such as CFM, MRICS, MHKIS, RPHM, or MHKIE.
  • A minimum of 15 years' relevant working experience from a developer, owner, or service provider.
  • Solid experience in leasing and operating commercial properties, with a proven track record.
  • Extensive business networks with different operators, especially technology-related companies, and property agencies.
  • Strong negotiation skills, particularly during adverse economic situations, abnormal cases, and disputes.
  • All-rounded experiences with value-added services from ideation to execution to support the innovative digital community.
  • Solid experiences in collaboration with technology-related start-ups/companies would be an advantage.
  • Excellent communication, presentation, adaptability, and interpersonal skills, with high independence and motivation.
  • A proactive personality with strong leadership qualities and problem-solving skills.
  • Strategic and operational thinking.
  • Able to work under pressure and heavy workload in a sophisticated environment and deadline-driven environment.
  • Fluent in written and spoken English and Chinese, including writing leasing proposals and business reports, and delivering them to the Board or other bodies as required.

The position is on a renewable 2-year fixed-term contract, subject to performance and operational needs, and will convert to an open contract after 2 years.
