Senior Manager (Building Services) in the Campus Development Office (Ref.... Lead, motivate, and supervise the E&M Project and Maintenance Team; Oversee the installation of building services, including HVAC, electrical, fire services, lifts, escalators, etc., for capital projects, renovation projects, and drive repair and maintenance, and design improvement initiatives; Provide strategic leadership in the planning, design, and delivery of capital works, AA&I Projects, building infrastructure projects, Campus Master Plan, energy saving initiatives, ensuring alignment with the University’s vision through ongoing reviews and updates; Work closely with the cost consultant team to assist in developing initial budgets for renovation projects such as lab conversions, classroom and office conversions; Collaborate with external consultants to review design deliverables and ensure sufficient information for budgeting prior to tendering; Guide the development of initial design concepts, feasibility studies, and site analyses for renovation projects to integrate with existing infrastructures; Direct the monitoring and evaluation of the progress and quality of new developments, redevelopments, and renovation projects to ensure compliance with standards, technical performance, and the timelines; Lead the teams to strengthen effective collaboration among internal departments, consultants, contractors, vendors, and users to ensure smooth communication and efficient project delivery; Oversee the preparation and validation of technical documents, maintenance work orders, and engineering drawings; create presentations to support decision-making and project execution. During the construction stage, oversee the coordination of engineering with other design disciplines, supervise contractors and site personnel to ensure compliance with regulatory and technical requirements, review and monitor construction schedules, contractors’ and consultants’ submissions, and statutory submissions for timely completion. Provide technical advice on contract variations with justifications. Advise project teams on E&M issues to ensure smooth execution and on-time project completion; Ensure thorough testing and commissioning, verify as-built drawings, and review operation and maintenance (O&M) manuals, providing feedback to consultants as needed; Develop and execute maintenance plans for in-house operations, collaborate with contractors and consultants to address and rectify defects promptly, ensuring smooth handover, operational readiness, and annually statutory compliance; Act as the key officer-in-charge during emergency situations and system breakdowns, overseeing troubleshooting and ensuring readiness of critical infrastructure; and Perform other duties as assigned. Requirements A Bachelor degree in Building Services Engineering or related disciplines; Full membership of HKIE or similar professional bodies; At least 15 years’ relevant experience, including at least 5 years at senior management level; Extensive experience in building development and execution of large-scale building projects in Hong Kong and Chinese Mainland; Substantial experience in higher educational institutions and/or managing government subvention projects; Good command of written and spoken English and Chinese, fluent in Putonghua is a plus; Being self-motivated with a proven management and leadership ability to complete tasks within tight project schedules, and Strong analytical and interpersonal skills are required. Candidates with knowledge in 3D computer software such as Revit, Rhino, Grasshopper, and AI, and the ability to use AutoCAD and Revit are preferred. #J-18808-Ljbffr
