Property Development Manager (Luxury Residential) A prestigious Hong Kong property developer renowned for creating iconic landmark is searching for an exceptional Property Development Manager. This is a mission-critical role to lead the final and most crucial phase of a flagship luxury residential project in Hong Kong, ensuring the final product embodies uncompromising luxury and quality. The Role: You will be the on-site leader and the owner's representative, entrusted with the authority to execute, monitor, and deliver the project's fitting-out and interior works to the absolute highest standard. You will ensure the architectural and design vision is translated into a flawless physical reality, on time and within budget. Key Responsibilities: Assume full project management responsibility for all interior fit-out, finishes, MEP coordination, and landscape detailing from now until project completion and handover. Serve as the primary point of control on-site, closely monitoring and supervising all contractors, subcontractors, and consultants to ensure strict adherence to design specifications, quality standards, and safety regulations. Implement and enforce a rigorous quality control and assurance regime for all materials, workmanship, and finishes. Conduct detailed inspections and sign off on all stages of work. Proactively manage the project schedule, identify and mitigate risks, and resolve any on-site technical or coordination issues promptly. Provide clear, concise, and structured weekly progress reports directly to the company Director, highlighting achievements, challenges, and key metrics. Oversee and coordinate with property management staff onsite to ensure impeccable site tidiness, security, and the preservation of completed works and landscaping. Manage project documentation, variation orders, and ensure all snagging and defect rectification is completed efficiently. The Ideal Candidate: Holds a bachelor's degree in Architecture, Building Surveying, Civil/Structural Engineering, or a related construction discipline. Possesses a minimum of 8-10 years of solid, relevant experience in Hong Kong, with a proven track record in managing the high-end interior fit-out and finishing phases of luxury residential or premium hospitality projects. Demonstrates an expert eye for detail and an uncompromising attitude towards quality, with an intrinsic understanding of what constitutes 'luxury' in materials, finishes, and craftsmanship. Is a strong, authoritative leader with exceptional on-site management and contractor coordination skills, capable of commanding respect and ensuring compliance from all parties. Exhibits outstanding communication and reporting skills, fluent in English and Cantonese. Is commercially astute, with strong problem-solving abilities and a proactive, hands-on approach.
