Assistant Manager - Technical Services / Senior Building Services Engineer We are seeking a reliable and experienced professional to assist in managing and maintaining all building services systems to ensure safe, efficient, and reliable operations of assigned properties. The role lead both day-to-day technical services and minor improvement works to ensure the assets comply statutory requirements and company standards. Responsibilities Oversee daily operation, maintenance, and repair of building services systems, including HVAC, electrical, plumbing, drainage, fire services, and lift. Plan and coordinate preventive and corrective maintenance programs to optimize equipment performance and lifecycle. Supervise in-house technicians and contractors to ensure service quality, safety, and timely delivery of work. Prepare budgets, technical reports, tender specifications, and cost estimates for maintenance and improvement projects. Coordinate with consultants, contractors, and government departments on maintenance works, statutory submissions, and compliance inspections. Handle emergency incidents, conduct fault diagnosis, and arrange appropriate rectification measures. Support tenants’ and landlords’ technical enquiries and provide professional advice on building services systems and improvement works. Assist in asset management, equipment renewal planning, and continuous improvement projects. Ensure all works comply with safety, environmental, and statutory regulations. Qualifications Degree in Building Services Engineering, Electrical / Mechanical Engineering, or related disciplines. Minimum 8 years of relevant experience in property or facilities management, preferably in luxury residential or Grade A commercial buildings. Sound knowledge of building services systems, maintenance practices, and statutory requirements. Holder of REW (Grade B or above) and Safety Supervisor Certificate preferred. Strong leadership, interpersonal, and supervisory skills with hands‑on attitude. Proficient in MS Office and Building Management Systems (BMS).
