Senior Leasing Manager (Retail Portfolio) We are seeking a dynamic, motivated and results-oriented Leasing Manager to drive and enhance the performance of our retail portfolio. You will be instrumental in formulating and executing leasing strategies to maximize occupancy, rental income, and the overall value of our retail assets. Key Responsibilities Leasing Strategy & Execution: Develop, implement and monitor effective leasing and marketing strategies to attract, secure and retain high-quality tenants ensuring optimal trade mix and sustainable portfolio growth. Tenant & Stakeholder Management: Build and maintain strong, long‑term relationships with existing and prospective tenants, landlords, agents and other key stakeholders. Act as the primary contact for all leasing‑related matters. Negotiation: Lead end‑to‑end lease negotiations, including commercial terms, rental and tenancy terms, to secure profitable and sustainable lease agreements. Market Analysis: Conduct regular market research, rental benchmarking, brand research and competitor analysis to assess market trends, and maintain the portfolio’s competitive edge. Property and Project Support: Collaborate with property management and project teams on asset enhancement projects, trade mix planning, and implementation to support property repositioning and performance improvement. Portfolio Performance: Maintain accurate and up‑to‑date leasing records on property listings, leasing status and performance data. Prepare reports and analyses to support management’s strategic decision‑making. Compliance & Governance: Ensure all leasing activities, documentation and agreements comply with relevant company policies, internal governance standards and Hong Kong laws and regulations. Job Requirements Experience: Minimum of 10 years’ relevant working experience in retail leasing with a proven track record of leasing and managing sizeable portfolios. Prior exposure to Mainland China brands or cross‑border retail tenants is preferred. Market Knowledge: In‑depth understanding of the Hong Kong retail property market, including current trends, rental rates, rental structures and key industry players. Commercial & Negotiation Skills: Strong business acumen and excellent negotiation skills, with a demonstrated ability to close complex leasing deals effectively. Relationship Management: Excellent interpersonal and communication skills, with the ability to build rapport and manage relationships with diverse stakeholders. Language Proficiency: Proficient in both written and spoken English and Chinese; fluency in Putonghua is required for daily communications. Qualifications Bachelor’s degree in Real Estate, Business Administration, or a related field is preferred. Minimum of 10 years’ relevant experience in property leasing, specializing in retail properties. Relevant professional certifications (e.g., RICS, HKIS) will be an advantage. Proficiency in various software applications such as Chinese and English word processing, Excel and PowerPoint.
